Basement rent high 9th December 2014

Harwood International has secured a record rent in the pre-letting of the lower ground floor at Cleveland House, 33 King Street, St. James’s, London SW1.

The 4,650 sq ft of space has been let to St. James’s recruitment company, Allen Lane, on a new 10-year lease at a rent of £62.50 per sq ft – the highest level achieved in London for lower ground floor offices.

Levy Office Agency Partner, Simon Tann, which advised Harwood, said: “The key was the height of the space and installing a new lighting system which has turned a dark, under-used, storage basement into a bright and airy working environment."

Christopher Selsby, managing director of Harwood International Europe, said; “We worked closely with lighting consultants, Studio ZNA, to create an exciting design with several different sources and types of light. The result tricks the eye into believing the windows and skylights are real”.

The space also benefits from a new lobby with limestone floor and back-painted glass walls. Other features include a mezzanine break-out space with spiral staircase, a courtyard and living wall.
